Sunset Remodeling Design/Build Process
Sunset Remodeling works on a two-contract system. The first contract is a Design/Build Pre-construction Services Agreement that leads into the second contract, which is the Construction Contract.
The Design/Build Pre-construction Services Agreement is a three-step process that was developed to to bring the homeowner's expectations, the contractor's expectations and the budget to all meet at the same point.
- Step 1: Drawing the Plans. First we draw the existing conditions, then draw what we have heard our clients express in our initial meeting. The homeowners review and edit and the plans are adjusted as needed.
- Step 2: Scope of Work: This is the crux of the process, where the details of the project are clearly stated. By detailing the work, putting it in writing, it is the opportunity to be sure what the homeowners have expressed is understood.
- Step 3: Developing the budget based on Step 1 and Step 2. After the budget is reviewed by the homeowner, the homeowners may make adjustments in the Scope of Work. If this occurs, then Step 3 is redone.
Once a budget is acceptable, the Construction Contract is signed, and work begins.
